Market Update - A Local Perspective

 

New Castle County, DE

New Castle County experienced a 25.5% decrease in the number of sold homes for the third month of 2023 compared to 2022 and a 6.0% increase in the median sales price from $289,995 to $307,500. The number of homes that went under contract in the 3rd month of 2023 decreased 31.7% from 2022.

 

Kent County, DE

For the 3rd month of 2023, Kent County experienced a 23.2% decrease in the number of sold homes compared to 2022 and an 7.7% increase in the median sales price from $278,400 to $299,900. The number of homes that went under contract in the third month of 2023 decreased 21.4% from 2022.

 

Sussex County, DE

For the third month of 2023, Sussex County experienced a 21.0% decrease in the number of sold homes compared to 2022 and a 5.8% increase in the median sales price from $415,700 to to $440,000. The number of homes that went under contract in the 3rd month of 2023 decreased 20.7% from 2022.

 

Southern Chester County, PA

Southern Chester County experienced a 31.1% decrease in the number of sold homes for the third month of 2023 compared to 2022 and a 2.8% increase in the median sales price from $487,145 to $501,000. The number of homes that went under contract in the 3rd month of 2023 decreased 32.6% from 2022.

 

Cecil County, MD

For the 3rd month of 2023, Cecil County experienced a 38.7% decrease in the number of sold homes compared to 2022 and a 6.7% increase in the median sales price from $300,000 to $320,000. The number of homes that went under contract in the third month of 2023 decreased 29.6% from 2022.
